SEDAC launches effort to collect workforce housing stories across Sussex

The Sussex Economic Development Action Committee (SEDAC) has launched a countywide effort to collect stories from workers, employers, and families affected by rising housing costs and long commutes in Sussex County.

The initiative focuses on workforce housing, which affects people who work full time in the community but earn too much to qualify for traditional affordable housing and too little to compete in today’s housing market. Teachers, healthcare professionals, first responders and service workers are among those increasingly impacted.

Rental options remain limited across much of the county, even as projects like a riverfront workforce housing development in Laurel, with homes in the mid- to high-$200s, show how expanding housing supply can begin to ease pressure across the market.

As a result, schools, hospitals and businesses are struggling to retain workers, and long commutes are affecting emergency response times, family life and overall community stability.

“This effort is about listening first,” said SEDAC President Scott Thomas. “We are hearing from employers and community leaders that workforce housing is becoming a serious barrier to retaining essential workers. By collecting stories, we can better understand the scope of the issue and help inform the conversations and decisions already underway across Sussex County.”

Dr. Ned Gladfelter, director of human resources for the Cape Henlopen School District, said the challenge often begins before new hires ever step into their roles. “Too often the first obstacle they face isn’t the classroom — it’s finding a place they can afford to live. Many are forced to commute from Kent County or Western Sussex, spending hours on the road instead of in their schools and communities.”

SEDAC is gathering lived experiences alongside data to support a clearer understanding of how workforce housing challenges are affecting the local economy and essential services. Stories may be shared anonymously, and participation is voluntary. The information collected will be used in a campaign to create awareness of the issue and its impacts, and to drive toward solutions that enable more workforce housing development.

SEDAC is inviting residents, workers, employers and families to share their experiences and learn more about how workforce housing challenges are affecting Sussex County.
